Saratoga Woods is an attractive, desirable neighborhood 13 miles from downtown Louisville in the scenic rolling hills of southeast Jefferson County, Kentucky.

The neighborhood provides easy access to the surrounding Interstate Highway system. Its convenience, safety, location, and natural features remain as desirable today as when first developed.

IMPORTANT POOL ANNOUNCEMENT June 3, 2025

🔆Attention SW Homeowners🔆 PLEASE READ ALL OF ANNOUNCEMENT:

The HOA Board wants to remind all residents that unauthorized access to the pool without lifeguards present is strictly prohibited. This is a serious legal liability, and we need everyone’s cooperation to ensure the safety of our community.

Pool cards that are not working will not be admitted and are usually because of one of the following reasons:

❌The 2025 pool application waiver has not been completed.
❌The pool is not yet open.
❌Your card is an older one and needs to be replaced.
❌You have an outstanding balance.

If your card is not working, please email the HOA Board (email below) for review and resolution. Do not allow entry to ANYONE. Even if you know they live in the neighborhood.

While it may seem neighborly, it creates a risk of non-residents using the pool, and a legal liability that could jeopardize our pool—something we all pay to enjoy.

Pool guards have been instructed to focus solely on safety and are not responsible for granting entry to those who forgot or have malfunctioning cards. Please ensure you bring your working card with you.

Thank you for your understanding and cooperation as we work to maintain a safe and secure environment for all residents.

☀️Pool Cards: A Board Member will be at pool/clubhouse May 24th 11am to 2pm & 4pm to 6pm to pass out cards.

Other times and dates will be communicated directly to people requesting new cards if you can’t pick up on Saturday, and will occur periodically over the next few weeks.

Before you begin, you are required to complete the Architectural Modification Request Form.

Go to saratogawoodshoa.com and once you login as a resident, under documents and forms, you will see the modification request. Please complere and send back as soon as possible so your projects arent delayed!

Pick up after your pet!

We’ve received messages from homeowners that they are finding animal waste in their yards. Please be courteous and help keep our neighborhood looking beautiful by picking up after your pet. Thank you!

Pool & Clubhouse Parking

The Saratoga Woods clubhouse parking lot is intended for resident and guest parking when visiting the pool during pool season or attending an event or meeting at the clubhouse.  Parking at any other time should be of a temporary nature with the approval of the HOA board and its management company.  Such requests should be sent to the board via email at   

Any unauthorized parking for an extended period may result in having the vehicle towed and impounded.  Appropriate signage is now posted at the clubhouse parking lot.  Any questions or requests should be directed to the above board email address.

Sign Policy

Saratoga Woods Sign Policy

Without restating the obvious, 2020 was a year we will not soon forget. Thanks to the global COVID pandemic, our normal routine has been disrupted in multiple ways, specifically schooling for children and work for many adults. In recognition and respect for the drastic changes caused by COVID, the Saratoga Woods HOA (SWHA) board temporarily relaxed its enforcement of the Sign provision of Saratoga Woods’ Declaration of Codes, Covenants and Restrictions (CCRs) as stated below in Section 9 of the CCRs: 

Section 9. Signs. No sign for advertising or for any other purpose shall be displayed on any lot or on a building or on a structure on any lot, except for one sign advertising the sale or rent thereof, which shall not be greater than nine square feet; provided, however, Developer shall have the right to (i) erect larger signs, (ii) place signs on lots designating the lot number of the lots, and (iii) following the sale of a lot, place signs on such lot indicating the name of the purchaser of that lot. This restriction shall not prohibit placement of occupant name signs and lot numbers as allowed by applicable zoning regulations. 

Despite this clear guidance, the SWHA board has not acted on signs erected during the past year regarding students being missed by their teachers, graduation announcements, COVID- related messaging, etc. Prior to and through the November election period, we saw quite a few political yard signs, which are supported by Metro codes as acceptable with certain provisions.

While written and recorded during the development of Saratoga Woods in the early 1990’s, the CCRs remain the guiding document for decisions that impact our greater community. As we begin a new and hopefully better year, the board has reached a decision that effective January 1, 2021, we will again be enforcing Section 9 of the CCRs regarding Signs. Enforcement will apply to all signs of a temporary nature, including but not limited to signs promoting local events, contractor services, political endorsements outside of election season, and school activities. We thank you for your cooperation and understanding and for proactively removing any such signs.
